What does house demolition cost?
Most single-storey Sydney houses land between $20,000 and $52,000 in 2026, depending on fibro, brick veneer or double brick. Two-storey brick starts around $45,000. The cost page breaks it down.
Why do quotes vary so much?
Disposal assumptions, asbestos, access and scope. Compare what is included — slab, footings, driveway, every waste type — rather than the total.
Are there hidden costs?
There should not be. The common extras — asbestos, trees, pools, retaining walls, council permits for the footpath or road, contaminated fill — should be priced or listed as exclusions.
Approvals
CDC or DA?
A complying development certificate is quicker where the property meets the standards. Heritage items, many heritage conservation areas and some constrained sites need a development application instead. See council and approvals.
Who applies?
Usually you or your builder, through a certifier or council. The contractor supplies the demolition information and follows the conditions.
Can a tree come out?
Only with the right approval. Sydney councils regulate trees and the rules differ by LGA.
Asbestos
Is my house likely to have it?
If built or renovated before about 1990, assume so until a survey says otherwise.
Who removes it?

Disconnections and set-up
What needs disconnecting?
Electricity (network operator), gas and meter, water, sewer (capped by a licensed plumber), and telecommunications. Start early — lead times are the most common cause of delay.
Do I need a permit for a skip bin or truck on the street?
Often, if it sits on the road or footpath. Requirements vary by council.
On the day and after
How noisy and dusty is it?
Noisy during machine work, within approved hours. Dust is controlled with water.
What about the neighbours?
Notify them early, record the condition of shared fences and walls beforehand, and follow the approval conditions.
What does handover look like?
A level, clear block, services capped, retained trees protected — ready for a surveyor or builder.

How long does a house demolition take?
Three to seven working days on site for a typical single-storey house. Allow several weeks beforehand for approval, asbestos survey and removal, and disconnections.
Do I need approval?
Almost always. Many houses can be demolished under a complying development certificate from an accredited certifier; heritage items and many houses in heritage conservation areas need a development application to council.
Do you remove asbestos?
No. Asbestos is removed by a separately licensed asbestos removalist, with clearance, before demolition starts.
Who disconnects the power?
The electricity network operator — Ausgrid or Endeavour Energy depending on your area — removes the service, usually arranged through a Level 2 electrician. Gas, water and sewer are disconnected separately.
Will the neighbours be notified?
Approvals commonly include neighbour notification conditions, and a dilapidation record of neighbouring structures before work starts is sensible and often required.
Can I stay in the house until demolition day?
Not usually. Services are disconnected and asbestos removed before demolition, so you need to have moved out before those steps begin.
What is left on the block afterwards?
Whatever the quote says. Typically the structure, slab, footings, paths and agreed driveway are removed, services are capped, and the block is levelled and cleared. Retained trees are protected.
