How Sydney divides up for demolition
The same house type turns up across the city, but the things that change the job — construction era, council controls, block size and access — follow geography.
The west and south-west
Blacktown, Penrith, Liverpool, Campbelltown and Bankstown.
Large amounts of post-war fibro and brick-veneer housing, much of it built by the Housing Commission and private builders between the 1950s and 1970s. Asbestos is the defining issue. Blocks are generally wider with better access, which helps. Growth corridors around Penrith, Liverpool and Campbelltown also bring larger rural-residential blocks and site clearing. Electricity is typically Endeavour Energy territory.
Parramatta and the central west
Parramatta and surrounding suburbs.
A mix of Federation and interwar houses, post-war fibro and brick, walk-up unit blocks and redevelopment sites. Heritage controls apply in pockets, and knock-down-rebuilds and duplex redevelopments are common.
The north-west
The Hills District and Hornsby.
Larger blocks, more trees and bushland interfaces. Tree controls and bushfire considerations feature heavily. Older parts of Hornsby carry heritage conservation areas; the Hills has many 1970s–1990s brick houses reaching knock-down-rebuild age.
The north and lower North Shore
High land values make knock-down-rebuild common. Ryde has a big stock of post-war double-brick and brick-veneer houses. The Chatswood area and surrounding Ku-ring-gai and Willoughby suburbs include significant heritage conservation areas and strict tree controls.
The Northern Beaches
Steep blocks, tight streets, coastal and bushfire overlays, and sandstone. Access and slope drive the price as much as the house does.
The south
The Sutherland Shire and St George.
Strong knock-down-rebuild demand on post-war blocks, waterfront and sloping sites in parts of the Shire, and a mix of fibro, brick veneer and double brick across St George.
The Eastern Suburbs
Terraces, semis, interwar apartments and large houses on small, tight blocks. Heritage conservation areas, party walls and access dominate. Partial demolition is at least as common as full demolition.
