The four variables that move a Sydney price
1. Disposal. Usually the largest single cost. Brick, concrete, timber, metal and green waste go to different facilities at different rates, and the NSW waste levy applies across the metro area. Sorting on site lowers the cost; mixed loads raise it.
2. Asbestos. Anywhere from a modest sum for some eaves to many thousands for a fully fibro-clad house with contaminated soil. Removal is by a separately licensed asbestos removalist, surveyed and priced as its own line. See asbestos-aware demolition.
3. Access. A wide driveway and a clear street versus a narrow side path, overhead power lines, a steep block, or a battle-axe lot behind three houses. The difference can be days of work.
4. Construction. Double brick weighs far more than weatherboard. Two storeys roughly doubles the material. Heavy concrete floors, sandstone footings on older houses and reinforced slabs all add time and tonnage.
