What we demolish

Sydney demolition is a paperwork job first

The machine work on a typical house takes days. The things that decide whether a Sydney demolition runs on time and on budget happen weeks before that.

The approval pathway. Many dwellings can be demolished as complying development under the NSW Codes SEPP, signed off by an accredited certifier. Others cannot. Heritage items, and often houses inside a heritage conservation area, need a development application — and a DA runs on council's timetable, not yours. Much of the Inner West, Ku-ring-gai, Woollahra and pockets of Parramatta and Hornsby sit under heritage controls. Finding that out after contracts are signed is expensive.

The disconnections. Electricity has to be removed by the network operator — Ausgrid or Endeavour Energy, depending on where in Sydney you are. Gas has to be disconnected and the meter removed. The sewer has to be capped by a licensed plumber. Each of those has its own lead time, and the demolition cannot start until all of them are done.

The asbestos. A large share of Sydney's housing was built or renovated before 1990. Those houses are surveyed before a price is final, and anything found is removed by a separately licensed asbestos removalist, with clearance, before demolition begins.

The tip. Disposal is usually the largest variable in a Sydney demolition quote. Brick, concrete, timber, metal and green waste go to different places at different rates, the NSW waste levy applies across the metro area, and asbestos-contaminated material costs far more to dispose of than clean rubble. A quote that does not name its disposal assumptions is a quote that will change.

How a job runs

  1. Site inspection — structure, construction type, access, trees, neighbours, likely asbestos.
  2. Approval pathway established — CDC or DA, heritage and tree controls checked.
  3. Itemised written price — demolition, disposal, asbestos and extras on separate lines.
  4. Asbestos survey and removal where the age of the house warrants it.
  5. Disconnections — electricity, gas, water, sewer capped.
  6. Site set-up — fencing, dust and noise controls, any council permits for the footpath or road.
  7. Demolition and sorted disposal.
  8. The block handed back level and clear, ready for a surveyor or a builder.

As a 2026 planning guide, a single-storey fibro or weatherboard house typically runs $20,000 to $38,000, a single-storey brick house $28,000 to $50,000, and a two-storey brick house $45,000 to $80,000 or more. Asbestos removal, tree work and difficult access are priced separately because they vary so much between blocks.

Do I need council approval to demolish a house in Sydney?
